  1. EDUCATE YOURSELF. Future commercial agents must take pre-licensing courses and meet their state’s requirements. Some states may set the number of hours to complete while others look for college-level course experience. Be sure to examine your state’s requirements.
     

  2. CHOOSE A BROKERAGE. Agents must find a broker before graduating who will help them get their first clients.   4. BUILD A CLIENT LIST. Ask family and friends if they or anyone they know is planning to sell or buy or need commercial space in the near future. Networking is a critical part of becoming a successful commercial agent.
